From registration to handover at Dialogue
Sales at Dialogue are still in full swing. This guide walks you through each step so you know exactly what to expect and how to maximise your chances of being allocated a home.

1. Start well prepared
A good start makes all the difference. Register within the given deadline for your five preferred apartments via the property finder. After registering, you will receive a confirmation and an invitation to submit a financial check.

- Check in advance which documents you need for the financial check.
- Have the check carried out by ABN AMRO, by one of the advisers working with our estate agents, or by your own adviser.
- Use the financial check template we have prepared for you.
2. How allocation works
It is possible that several candidates register for the same apartment. In that case, candidates with a positive financial check are given priority. We aim to allocate apartments to those who can demonstrate they are genuinely ready to proceed.
3. Priority for key workers
There is a key-worker scheme in place. For apartments priced up to €500,000, priority is given in the same order as above: those with a financial check take precedence over those without.
Key worker roles include:
- Healthcare: nurses, carers, medical support staff, disability-care staff, family coaches, youth-care managers.
- Education: teachers and support staff with a pedagogical or teaching qualification in primary, secondary or special education in Amsterdam. This also includes pedagogical staff in childcare.
- Safety and emergency services: operational roles such as police and fire brigade.
4. From option to purchase
If you are allocated a home, the estate agent will call or email you to arrange an appointment. After this meeting, you will receive a one-week option. The next step is signing the purchase agreement.
If you are not allocated a home initially, you will be placed on the reserve list for your selected preferences. This still gives you a realistic chance.

Buying a new-build home involves a number of fixed steps. In broad terms, the process looks like this:
- Financial check and registration.
- Allocation and option meeting with the estate agent.
- Signing the purchase agreement and statutory cooling-off period.
- Final mortgage application based on the purchase agreement.
- Buyer support and selections for optional upgrades, where applicable.
- Construction phase and progress updates through our channels.
- Preliminary inspection of your home and resolution of any issues.
- Transfer to the notary and payment of the final instalments.
- Handover and key collection.
- Aftercare for any outstanding items under the applicable guarantees.
