Thinking of registering for an apartment at Dialogue? Here are our tips for a smooth application
Preparation is key. After you register for your five preferred apartment numbers, you will receive a confirmation and an invitation to provide a financial check. You can arrange this check through the ABN AMRO mortgage adviser involved with Dialogue, through one of the advisers working with our estate agents, or through your own mortgage adviser. To make things easier, we have created a financial check template for you. Review the required documents in advance so that everything is ready when you register. It gives you the best possible start and ensures you are included in the first allocation round.
Your preferences, our attention
You register for an apartment in Dialogue via our property finder. It may happen that several interested buyers register for the same apartment. If so, priority is given to candidates with a positive financial check. If multiple candidates remain after that, we look at how long you have been following Dialogue and your level of engagement, such as reading our newsletters. This helps us allocate apartments to those who are genuinely committed.
Key workers: an important addition to the neighbourhood
At Dialogue, we believe it is important that people in key-worker roles, such as healthcare, education and emergency services, can live close to their work and continue doing what the city depends on. We also hope to attract new key workers to Amsterdam. For this reason, key workers are given priority when allocating apartments priced up to €500,000. As always, candidates with a positive financial check are prioritised over those without.

- Healthcare: staff providing direct care or support to patients and clients. This includes nurses, carers and medically trained support staff, as well as disability-care support workers, family coaches and youth-care managers.
- Education: candidates working in primary, secondary or special education in Amsterdam. This includes teachers and support staff with a pedagogical or teaching qualification. Pedagogical staff working elsewhere, such as in childcare, also fall within this category.
- Safety and emergency services: operational roles, such as police officers and firefighters.
If several key workers with a positive financial check are interested in the same apartment, we look at a combination of factors that demonstrate their engagement and readiness to purchase.
Welcome to Dialogue!
If you are allocated a home, the estate agent will call or email you to schedule an appointment to review the apartment and the purchase process. After the meeting, you will receive a one-week option. The next step is signing the purchase agreements.
If you are not allocated a home initially, you will automatically be placed on the reserve list for your chosen preferences. You still have a real chance of securing an apartment in Dialogue.
